How we make an offer
If you wish to receive an offer we will instruct three local estate agents to undertake appraisals on the property on our behalf.
There is no cost or obligation in receiving an offer.
The estate agents visit the property to carry out both an external and internal inspection.
We receive reports outlining the characteristics/condition of the property as well as local market conditions, comparable evidence and most importantly their opinion on the realistic sale price we are likely to achieve in the current market.
Currently we are able to offer up to 85% of the property appraisal valuations. The offer we make is subject to contract and survey.
Example:
- Mr & Mrs S (Croydon) were on the market for 5 months
- The three estate agents recommended a realistic sale price of £240,000.
- Our offer based on these valuations was £201,500
- Which was 84% due to difficult local market conditions
- Mr & Mrs S also saved £7,200 on estate agents fee’s and secured their dream home in Cornwall at a large discount to asking price
Acceptance
Should you wish to accept our offer:
- Decide the date you wish to complete on the sale of your property
- Instruct a solicitor to work on your behalf, we can pay upto £500 torwards these costs
- We require a £500 returnable deposit to cover some of our purchase costs should you withdraw from the quick house sale
- A RICS surveyor will complete a Home-Buyers Survey to check the structural integrity of the property
- We will exchange contracts and then complete on the day of your choosing subject to survey and clear legal title
