We have a few big concerns about Buy My House Experts.

Their company website claims they’ve been established since 1993, but we can’t find any evidence to support that. The company was only established with Companies House in October 2020, the website was first visible in July 2022, and both Google and Trustpilot reviews only go back as far as the end of 2022. The company also posted ‘dormant company’ accounts for both 2021 and 2022, suggesting they weren’t operating during that time period.

There is a general lack of financial information available for the company. This means we’re unable to verify their claim that they buy properties directly with their own cash funds. We do know that the exemption they’ve claimed in their financial records (section 477 of the Companies Act 2006) means they must have a company turnover of less than £5.6million and a balance sheet total of less than £2.8million. On their website, Buy My House Experts claim to buy 50-60 properties a month. That would mean they’re buying between 600 and 720 properties each year. If that were accurate, with a company turnover of less than £5.6million, each property would be worth a maximum average of £7,777 to £9,333. This seems very unlikely.

Buy My House Experts claim to be members of both the National Association of Property Buyers (NAPB) and The Property Ombudsman (TPO), but we couldn’t find the brand or their business name on either member register. They also claim to be regulated, but as the property buying industry is unregulated that is impossible.
