Is Buy My House Experts legit? - Our verdict
We have a few big concerns about Buy My House Experts.
Their company website claims they’ve been established since 1993, but we can’t find any evidence to support that. The company was only established with Companies House in October 2020, the website was first visible in July 2022, and both Google and Trustpilot reviews only go back as far as the end of 2022. The company also posted ‘dormant company’ accounts for both 2021 and 2022, suggesting they weren’t operating during that time period.
There is a general lack of financial information available for the company. This means we’re unable to verify their claim that they buy properties directly with their own cash funds. We do know that the exemption they’ve claimed in their financial records (section 477 of the Companies Act 2006) means they must have a company turnover of less than £5.6million and a balance sheet total of less than £2.8million. On their website, Buy My House Experts claim to buy 50-60 properties a month. That would mean they’re buying between 600 and 720 properties each year. If that were accurate, with a company turnover of less than £5.6million, each property would be worth a maximum average of £7,777 to £9,333. This seems very unlikely.
Buy My House Experts claim to be members of both the National Association of Property Buyers (NAPB) and The Property Ombudsman (TPO), but we couldn’t find the brand or their business name on either member register. They also claim to be regulated, but as the property buying industry is unregulated that is impossible.
Are Buy My House Expert any good?
Whilst Buy My House Experts do have a significant number of positive customer reviews on Trustpilot, we do have several concerns.
Unfortunately, the professional property buying industry is unregulated and is full of rogue traders. Of the 100-plus companies claiming to be cash property buyers, we only know of 3 genuine companies. Fake reviews are one of many tactics used by less reputable companies. Whilst we’re not saying Buy My House Experts’ reviews are fake, we do find it unusual that 87 of the 90 5-star reviews are by customers who have only left a review for one company or service. It’s important to have a read of the reviews yourself – both positive and negative – and come to your own conclusions.
It’s important to remember that a company can only provide any guarantees around speed, certainty or price if they are buying your property directly with their own cash funds. It’s important that you feel that is genuinely the case for any company you consider using.
If you use this company to sell your home you are potentially setting yourself up for almost unbearable stress and huge cost. Our contact people in this company were Kevin and Zahra. I use the term ‘contact’ very loosely, as they are almost never contactable. Once you receive your offer the company almost goes off the radar completely. You don’t know where you are in terms of finalising the sale, and on the odd occasion when they do pick up the phone or return your call, they tell you they will contact their solicitors for an update and get back to you, but don’t. We specifically told them we were in a hurry to complete, and they said they could do it within a short timeframe. A month later they told us the funds had been drawn down and they were ready to complete. Further to our pushing them on the supposed day of completion, they said they were still awaiting a search! This dragged on for a further week after which they said they were ready to complete. On the day of completion we received an e-mail from them saying that they were withdrawing from the sale due to the new changes to stamp duty announced in the budget. The budget had been announced a month prior to that, and that had made no difference to them at the time! Even though they say they will pay your solicitor costs, they don’t if they withdraw. So despite there being no fault on our side, and them withdrawing from the sale, we now owe our solicitor £1,200. This company falls under another umbrella company called UK National Properties. They do not carry out professional due diligence, and therefore you get set up to get let down terribly. They do not care about you. We are now recovering from severe stress and are £1200 poorer, thanks to this awful company.Jeanette & Reid Gillespie.

They were all great and keen to sell until 2 days before we are due to exchange and they try to knock the price down by £50,000 because apparently the market has changed!! COMPLETE SCAM. In an already difficult time for us, they have just made it 10 times worse and played on our vulnerability! And wasted 2 months of our time! DO NOT USE!!
Believe the negative reviews! These people are scammers and absolute time wasters. They made an offer which I happily accepted at the time, only for them to ghost me and my solicitor for months. On top of this, they reduced the offer on completion day which I reluctantly had to accept to avoid being liable for the legal fees. They knew I needed the funds from this sale for my new residential purchase, and I feel like they used this to their advantage to reduce the offer at the last minute. You’d think that after selling my property to a company that I’d be providing a positive review about my experience with this company, however, the whole process and the way I was handled throughout was appalling. I would strongly urge anyone considering this company to AVOID THEM AT ALL COSTS. This industry isn’t regulated which means cowboys like Buy my house experts are here taking advantage of people.

Although their overall Trustpilot score is quite high, Buy My House Experts’ more negative reviews do raise some concerning points. All of their negative reviews seem to focus on 3 key areas:

This means unscrupulous companies can get away with reducing their offer at the 11th hour, when homeowners feel under huge pressure to accept through fear of losing their onward move or getting landed with legal fees for an unsuccessful sale. If you’re considering using any company that has customer reviews suggesting they reduce their offers just before completion, we would recommend exercising extreme caution.
We do also have some questions about how genuine some of Buy My House Experts’ more positive reviews are, due to some very unusual behaviour. Members of the public are either usually the type of person to leave company reviews or not. If they leave reviews for one company, you would generally expect to see that they’ve also left reviews for other companies or services. Strangely, 87 of the 90 5-star reviews left for Buy My House Experts were left by people who only left that one review. This is very unusual.
