Don’t just choose the agent offering you the highest valuation
When considering which estate agent to put your house on the market with, it is tempting to simply choose the one who gives you the highest recommended selling price. It is a sad fact that this will probably have been inflated in order to encourage you to sign with that agency, and you will be trying to sell at a level above market value, leading to delays and frustration.
Instead, choose the agent who you think has given you the most accurate figure based on evidence from comparable house sales in the area. This probably won’t give you the highest valuation, but it will probably give you the most professional agent and the quickest sale.
Show it off to it’s best potential
Spend a weekend sprucing up the house, recruiting volunteers if necessary. A weekend (with a bit of help!) is plenty of time to repaint key rooms, tidy up the garden, clear away clutter, clean the carpets and give the whole house a good deep-clean. Depending on your budget, you could go further than this, purchasing new plants, replacing kitchen or bathroom units or painting woodwork, for example.
A fresh, clean, clutter-free house is a much more attractive prospect to viewers and a good first impression is vital.
Be nice to viewers

Buying a home is such a personal thing that people like to feel they are moving into a happy house, not one with a negative feel. Chase your agent for an update every week

If they know they are going to have to give you this update, they will try harder to secure more viewings for you. It is important that this nudge is a friendly one, annoying an agent, who is probably under a great deal of pressure, is never a good thing!
