Estate agent tricks can range from maximising space to making sure the place is as clean as it can possibly be, staging the property properly is the best way to make sure you are able to sell your home quickly.
However, if you are selling your house on your own, you may well miss out on some of the subtle little tricks that estate agents will employ when it comes to showing off the home. Remember, the little details can make all the difference when it comes to finding a buyer and getting the best price possible.
So what can you do to make sure your house is perfect for potential buyers coming to view it?

Every agent wants to get the best price they can for their sellers, but many of the ways they do this go unnoticed. Agents get a bad press, but the research reveals that they’re often going above and beyond and undertaking less appealing tasks to make sure a property is presentable at viewing time.
Open the windows
Most homes have a distinct smell to them not necessarily a bad smell and while it’s likely to be something that you’re used to in your home, it can stand out to someone who’s never been there before. Ideally, you want the house to smell neutral if you can manage it.
The best way to do this is to keep your windows open for a while, letting the air blow through your house to make it smell more like the fresh air outside. This is a trick employed by some 36 per cent of all estate agents, according to Big Yellow Self Storage. It also never hurts to give the place a little spray of air freshener before someone comes to see the home.
Use the lights
Maximising the space you have to make the home look bigger is something we all know, but did you know that the same can be done with light? Natural light is, of course, the best way to go, but often this isn’t enough. When showing the house, if you leave all the lights in the property on, it will create the illusion of space and make the place look bigger, as well as brighter, which is always a bonus for buyers.
It’s a tactic that doesn’t automatically come to mind when you’re showing people around, but it is one utilised by as many as 22 per cent of estate agents and will make a fantastic impression on anyone who’s looking at the property and increase the chances of finding a buyer.
Make a brew
Making a cup of coffee for the people coming to view your home might seem like something that’s polite to do, but there can be more to it than just offering the buyer a drink. If you brew up a pot of coffee before they arrive, it can create a homely smell that allows them to associate the place with comfort and being at home.
If someone associates the place they are viewing with being at home, it will make them more likely to make an offer on your property.
