Home Information Packs (HIP)

As a private buyer Quick Move Now does not require you to have a Home Information Pack (HIP). This means that you can therefore avoid the delay, hassle and cost of compiling a HIP.

From the 1st of August 2007 a Home Information Pack will be required by every home owner with a 4+ bed house in England and Wales looking to market their property. The Governemt has recently announced that HIPs will be extended to 3 bedroom houses from September 10th 2007.

The pack is designed to provide the key information needed by buyers/sellers at the start of the home buying process and includes much of the information usually compiled by a solicitor during the conveyancing process. However, the burden is now on the seller rather than the buyer to produce the pack. Also the HIP has to be in place before you can do any marketing of your property - no more same-day marketing - costing money and time.

The actual content of the pack has been subject to much argument and change. However it has been agreed that from August the pack must contain:

  • Index of Contents
  • Sale Statement
  • Evidence of Title
  • Energy Performance Certificate
  • Searches
  • Leasehold/Commonhold Documents

Until things settle and the infrastructure is in place to deal with the HIPs it is likely to cause sellers more hassle and delays rather than less.

It is also uncertain how much the pack will cost to compile and obviously the costs of any necessary repairs/improvements will have to be met by the seller.

If you wish to avoid any potential problems and want to sell before HIPS come into force then Quick Move Now can help.
