Quick Move Now charterThe success of Quick Move Properties has been born out of the inefficiencies of the UK housing market. We remove the need to synchronise a complicated chain of buyers and sellers by stepping in to ensure a speedy and efficient transaction that gets people on the move and into their dream home.

We have been at the forefront of the quick sale property sector for the past 10 years. With an annual turnover of £70 million, Quick Move is now the largest independent provider of home sale solutions in the UK.

Higher interest rates together with a general slow down in the market has encouraged new entrants and some unscrupulous practices. As a result of this growing trend and, in the absence of any formal industry regulation, Quick Move has decided to introduce an Industry Charter to set new standards of ethical behaviour and fairness that consumers deserve.

Charter

  1. Find out who you are dealing with? Be wary if your supplier only has a mobile or 0800 number. A business should be able to provide full company details, address and landline telephone number. These details should be freely available on company literature and Website.

    Quick Move provides full identification details and will confirm all offers in writing.
  2. Service Levels: beware false promises. You deserve a fair price and a rapid transaction. Watch out for undue haste in making an offer, or a surprisingly attractive price based on limited knowledge of your situation and property – chances are these will be reduced close to completion. Many companies are restrictive in what type and value they will buy.

    Quick Move prides itself on delivering its promises and provides an approachable, informative and responsive service. We aim to provide an offer within 7 days and completion within 14 days of acceptance or to your specific timescale.
  3. Track record: Always ask what qualifications and track record your supplier can demonstrate e.g. percentage offers, success rate, timescales and customer satisfaction.

    Quick Move can give current performance data on all these criteria.
  4. 'Sale and Rent-Back': It would be nice to pay off the mortgage and still stay in your home, but is it realistic that you can pay less in rent than your mortgage interest? Short Hold Tenancies give only 6 months security of tenure after which you’ll probably find the rent is increased or you are evicted.

    Quick Move does not offer a rent back scheme because we feel there is no ethical way to service it. We are genuine property traders and try to sell on the property as soon as we own it. We keep it simple: avoid repossession, pay off debt, release any equity and enable you to find a more suitable arrangement.
  5. Up-front fees: Do not pay just to get an offer. A bona fide operator should be able to provide an offer, subject to survey and contract, without charging you a fee.

    Quick Move will ask for a deposit to cover RICS survey costs only after you have accepted the offer. This deposit will be refunded on completion. Moreover we may pay your legal fees on completion.
  6. Middle-men: Who are you actually contracting with? Many companies are third parties who simply collect your details and then farm out to local investors who may or may not be genuinely interested in your home. Often, they are not able to buy when you need to sell.

    Quick Move is a well established and reputable company and does not act for third parties.
  7. Funding: Some operators over commit on several properties at a time and find they can’t afford yours and try to renegotiate at the last minute. You should take out credit references in the first instance: see www.firstreport.co.uk

  8. Process: Get the company to explain in detail the process they will follow to make an offer and proceed to sale. Are they being careful and diligent before making an offer?

    Quick Move buys and resells some 450 properties a year with a tried and tested work flow to achieve your goals.
  9. Property Valuation: Independent valuations should be undertaken either by estate agents local to your property or RICS qualified Surveyors. Insist on an internal and external inspection and not a "drive-by" or "desk top" appraisal.

    Quick Move gets 2 or 3 agents to visit the property and complete a comprehensive report to back up their property valuation. Our formal offer is based on these findings.
  10. Offer Price: Offers should only be made after a visit from at least one Estate Agent/Surveyor. It is not realistic to expect an offer of more than 85%, but anything less than 80% is probably unfair. Be aware however, that the assessed value will be what the agents expect to achieve in a realistic time scale and not your agent's asking price.
